We closed on this building at the beginning of this year, January 2022. The due diligence period took longer than anticipated because of our attention to detail and rigour behind the Environmental Assessments Phase 1 and 2.

Overall, we currently have 4 units fully renovated, 2 units under renovation and common areas waiting to get started. We continue to work with tenants on the best solutions to improve the whole building.

Living Room

We made sure that we utilized the full potential of the bright and large living room of the unit.

We replaced all the floors to be consistent throughout. We added an island in the middle of the unit for entertaining, upgraded the window trims and ensured we compliment the bright light from the oversized window with neutral paint throughout.

Kitchen

The new kitchen features new modern cabinets, stainless steel appliances - refrigerator, dishwasher, oven, over-the-range microwave, double sink, new pendant lights, white backsplash and an oversized counter.

The island counter was extended by an extra 16 inches to ensure it provides additional seating as a breakfast bar. Black matte finish on the kitchen faucet and cabinet handles.

Bathroom

The bathroom had to be gutted to ensure full water proofing.

Consistent with the modern aesthetic of the unit, there is a new tub, white shower surround, new vanity, toilet bowl and flooring. Modern shower, bathroom faucet and mirrors all have black matte finish. New exhaust fans was also installed to reduce humidity.

Bedroom 1

Bedroom 1 is larger and brighter with an oversized window bringing a lot of light to the room. To compliment this, we used neutral paint, new floor, baseboards, window trims, door and cabinet.

Bedroom 2

Bedroom 2 is slightly smaller than Bedroom 1 however it also has a large window bringing a lot of light to the room. Consistent with bedroom one's design , we used neutral paint, new floor, baseboards, window trims, door and cabinet.
